Roof Replacement & Re-Roofing

Roof Replacement in Colne,Lancashire & Yorkshire:Built Once, Guaranteed 10 Years.

Stop patching a roof that's past saving. We strip it back, fix what's underneath and build a new roof that's signed off by building control and backed by insurance for a decade.

The service

What a full roof replacement involves

A roof replacement, often called a re-roof, means stripping the existing coverings back to the rafters, checking and repairing the timbers, laying new breathable membrane and battens, and fitting a completely new roof covering with new ridges, valleys, flashings and verges. It is the main focus of our business and the work our team of six does every week.

It's the right choice for homeowners and landlords whose roof has reached the point where repairs no longer hold. Typical signs are slipped or cracked tiles returning after every storm, nail fatigue on older slate roofs, sagging lines along the ridge, damp patches in bedrooms, daylight visible in the loft, or a roof that's simply 60–100 years old and still on its original covering.

Doing it properly matters because a roof isn't just tiles. The membrane, batten gauge, fixings, ventilation and lead detailing decide whether it lasts 15 years or 50. Every replacement we carry out is completed in line with, and overseen by, local building control, so the work is independently checked rather than relying on our word alone. Every new roof also comes with a free loft insulation top-up, so you start saving on heating from day one.

Why it matters

What happens if you keep patching an old roof

An ageing roof rarely fails in one go. It lets in a little water at a time, around a chimney, through a cracked slate, under a lifted ridge, and that water soaks into battens, rafters, insulation and ceilings long before you see a stain. By the time it shows indoors, the timber underneath is often already rotting.

Each repair on a roof that's past its life buys a few months, but the bills add up. Many homeowners spend as much on repeated callouts over a few years as a new roof would have cost, and still end up replacing it, now with extra timber work and ceiling repairs on top.

Leaving it also puts your home insurance at risk. Most policies exclude damage caused by wear and tear or lack of maintenance, so water damage from a known-failing roof may not be covered.

Common mistakes to avoid

  • Choosing a quote that doesn't include stripping to the rafters, overlaying hides rotten timber and shortens the new roof's life.
  • Going with a fixed price given without anyone going up to look. Without an inspection, the price is a guess.
  • Paying most of the cost up front before materials have even arrived.
  • Hiring a roofer whose guarantee isn't insurance-backed: if they stop trading, the guarantee goes with them.

Our process

How we handle your roof replacement & re-roofing

  1. 01

    Inspection

We visit, get up on the roof, check the loft from insideso you can see exactly what we find.

  2. 02

    Accurate written quote

You get a clear quote covering strip, timbers, membrane, coverings and leadwork. If something unexpected appears once the roof is open, we show you and agree it before going ahead.

  3. 03

    Scaffold and strip

Scaffolding goes up, materials arrive, and the old roof is stripped back. Rotten timbers are replaced and the structure is made sound.

  4. 04

    Rebuild and inspect

New membrane, battens, coverings, ridges and flashings go on. Local building control oversee the work, and we photograph progress throughout.

  5. 05

In detail

Roof replacement materials, methods and options

No two roofs in the North are quite the same. Here's how we approach the most common types we replace across Lancashire, Yorkshire and Cumbria.

Natural slate re-roofs

Much of the older housing stock around Colne, Burnley, Keighley and Skipton is roofed in natural slate. Slate itself can last over a century, but the nails holding it don't, 'nail sickness' is the most common reason slates slip. On a re-roof we strip the slates, replace the battens and membrane, and either re-lay sound reclaimed slate or fit new natural slate, fixed with copper or stainless nails.

Where a property sits in a conservation area or the character matters, we can talk through matching slate size and colour so the finished roof suits the street.

Concrete and clay tile roofs

Post-war and modern homes are usually covered with interlocking concrete tiles. These tend to show their age through porosity, moss build-up, and failing mortar at ridges and verges. A replacement lets us swap mortar-bedded ridges for dry-fix systems that don't crack and wash out in the weather.

Clay tiles are less common up here but we work with them too, and always talk you through the weight implications if changing covering type.

What goes under the tiles

A modern breathable membrane lets moisture escape from the loft while keeping driven rain out, important in a climate as wet as the Pennines. Treated battens set to the right gauge, correct ventilation at the eaves and ridge, and properly dressed lead at abutments and chimneys are what make a roof last. These are exactly the parts that get skipped on cheap jobs.

Homeowners, landlords and portfolios

We re-roof family homes and rental properties alike. If you manage multiple properties, we can inspect and quote them together.

Thinking about solar? A re-roof is the ideal time to install panels, as the scaffolding is already up and the roof underneath is brand new.

Signs your roof needs replacing, not repairing

A single slipped slate is a repair. Slipped slates across every slope, year after year, usually means the fixings have failed across the whole roof. Other signs include a dipping ridge line, widespread moss and porous tiles, crumbling mortar on every ridge, felt that has perished and hangs loose in the loft, and damp appearing in more than one room. If you're calling a roofer every winter, the numbers usually favour replacement.

We'll show you exactly what we find, so you can judge for yourself.

What to expect on the days of your re-roof

Scaffolding goes up first, normally a day or two before work starts. Materials are delivered and the strip begins, working section by section so your home is never left exposed overnight. You'll hear the work, but most customers carry on living normally. Skips or waste removal are arranged as part of the job, and the garden and driveway are cleared each day. Once building control have signed off and the final payment stage is reached, your guarantee paperwork is issued.

Questions

Roof Replacement & Re-Roofing FAQs

Still unsure? Call 07377 976431.

How much does a roof replacement cost in Lancashire?

It depends on the size, pitch and covering of your roof, and what we find underneath. We don't publish prices because a figure without an inspection is a guess. We inspect first, then give you an accurate written quote. If anything unexpected turns up once the roof is stripped, we show you before it changes.

How long does a re-roof take?

Many standard houses are done in a few days once scaffolding is up: one customer's full replacement was completed in three days. Larger roofs, complex shapes or extensive timber repairs take longer, and weather can affect timings. We give you a realistic timescale with your quote.

What guarantee comes with a new roof?

Every full roof replacement comes with a 10-year insurance-backed guarantee.

Does building control need to be involved?

Yes. All our roof replacements are carried out in line with, and overseen by, local building control, and we arrange this as part of the job.

How do payments work?

25% to book, 25% when materials and scaffolding arrive, 25% when half the roof is covered, and the final 25% on completion and sign-off.

Can you replace just part of my roof?

Sometimes, for example one elevation. After inspecting we'll tell you honestly whether a partial replacement makes sense or whether the whole roof is at the same stage.

Do I need to move out during the work?

No. Most customers stay at home. The roof is kept weathertight at the end of each day.

Which areas do you cover for roof replacements?

Lancashire and Yorkshire, plus Kendal and the Lake District, including Colne, Burnley, Blackburn, Clitheroe, Skipton, Keighley, Preston, Bradford, Leeds, Lancaster and Harrogate.
