The service

Modern flat roofs that actually stay dry

Flat roofing covers the roofs of extensions, garages, dormers, porches and bay windows. A new flat roof means removing the old covering, checking the deck and joists, correcting falls so water drains, and laying a modern waterproof system with proper edge trims and upstands.

It's for homeowners whose flat roof is blistering, cracking, pooling water or leaking into the room below, often an old felt roof that's done 15–20 years and is now failing. It's also needed for new extensions and dormer conversions.

Flat roofs have a reputation for leaking, but that's usually down to old materials and poor installation rather than flat roofs themselves. Getting the falls, deck and detailing right is what makes the difference, and our flat roofs are covered by a 25-year manufacturer product guarantee.

Why it matters

What happens when a flat roof is left

Water that ponds on a flat roof finds every weakness. Once it gets through the covering it soaks into the timber deck, which swells and rots. The ceiling below stains, sags and eventually fails.

Because the deck sits right under the covering, a leak left for a winter often means replacing the whole deck rather than just the surface: a far bigger job than catching it early.

Patching old felt with more felt or bitumen paint rarely lasts more than a season or two.

Common mistakes to avoid

  • Re-covering over a soft or rotten deck.
  • Ignoring ponding water: it means the falls are wrong.
  • Choosing the cheapest felt system for a roof you want to last.
  • Forgetting the edges and upstands, where most flat roof leaks start.

In detail

Flat roofing systems and where they're used

Different flat roofs suit different jobs. We'll recommend the right one for yours.

Rubber (EPDM) roofing

EPDM is a single sheet of synthetic rubber laid over the deck, with very few joins. It's flexible, handles temperature changes well, and suits garages, extensions and dormers.

GRP fibreglass roofing

GRP is a resin and glass-fibre system laid on site, curing into a hard, seamless surface. It's popular for extensions and areas that see light foot traffic, and can be finished in a choice of colours.

Torch-on and modern felt systems

Modern multi-layer felt systems are far more durable than the felt of decades ago. They remain a sound choice in the right situation, particularly on larger roofs.

Extensions, garages and dormers

Single-storey extensions and garages are the most common flat roofs we replace. Dormers need particular care where the flat roof meets the main pitched roof, as this junction is a frequent leak point. We dress these details with lead or system-specific upstands.

Getting the falls and drainage right

No flat roof is truly flat: it needs a gentle fall so water runs to a gutter or outlet. Many older flat roofs were laid with barely any fall, or the deck has sagged over time, leaving puddles that sit for days. Standing water speeds up wear on any covering. When we replace a flat roof, we check the falls and correct them with tapered firrings or a new deck where needed, so water drains off rather than sitting on top.

Insulating a flat roof

Older flat roofs often have little or no insulation, making the room below cold in winter and hot in summer. Replacing the roof is an opportunity to improve this. Depending on the construction, insulation can be added above the deck (a 'warm roof') to keep the timber at room temperature and reduce condensation risk. We'll explain what's possible for your roof and what building regulations require when replacing a flat roof.

Flat roofs on dormers and loft conversions

Dormer roofs are small, high up and exposed, and the junction where the dormer meets the main pitched roof is one of the most common leak points on any house. When we re-cover a dormer we pay particular attention to the upstands, the edge trims and the lead or system flashings where it ties into the slate or tiles around it. Getting these details right matters more than the covering itself, because that's where water tries to get in first.

Working with Vertex

What it's like to work with us

Vertex Roofing Group is a roofing company based at Emmott Court in Colne. Brendan O'Hanlon founded the business in 2017 after years on the tools, and today a team of six carries out every flat roofing job we take on. You deal with the people doing the work, not a call centre.

Every job starts with a proper inspection. You get a written quote based on what we've actually seen, and if something unexpected turns up once work begins, we show you photographs and agree it with you before anything changes.

Staged payments on larger jobs

On larger projects such as roof replacements, you pay in four 25% stages: to book, when materials and scaffolding arrive, at the halfway point, and on completion and sign-off. You never pay too far ahead of the work.

Insured and reviewed

We hold £5 million public liability insurance and employer's liability cover, we're a Checkatrade member, and we're rated 5.0 on Google by customers across Lancashire and Yorkshire.

Questions

Flat Roofing FAQs

Still unsure? Call 07377 976431.

How much does a new flat roof cost?

It depends on size, system and the condition of the deck. We inspect first and give you an accurate written quote.

What guarantee comes with a flat roof?

Our flat roofs are covered by a 25-year manufacturer product guarantee.

How long does a flat roof take to replace?

Most garage and extension roofs are completed in a day or two, weather permitting. Larger roofs or deck replacement take longer.

Which is better, EPDM or GRP?

Both perform well. EPDM is flexible with very few joins; GRP is hard-wearing and seamless. We'll recommend based on your roof.

Can you lay a new flat roof over the old one?

We don't recommend it. Covering over a damp or rotten deck traps moisture and shortens the new roof's life.

Why is water pooling on my flat roof?

Usually because the falls are inadequate or the deck has sagged. We correct the falls when we replace the roof.

Can a flat roof take solar panels?

Yes, on angled frames, provided the covering is in good condition.

Do you cover my area for flat roofing?

We cover Lancashire and Yorkshire, plus Kendal and the Lake District.

How long does a new flat roof last?

A modern system that's correctly installed on a sound deck is built to last for many years, and our flat roofs are covered by a 25-year manufacturer product guarantee.

Do you replace dormer and garage roofs?

Yes. Garages, single-storey extensions, dormers, porches and bay roofs make up most of the flat roofs we replace.
