The service
Roof repairs that fix the cause, not the symptom
Roof repairs cover everything from replacing a few slipped slates or cracked tiles to re-bedding or dry-fixing ridges, re-pointing verges, resealing around chimneys and roof windows, and fixing storm damage. The aim is simple: stop water getting in and make that part of the roof sound again.
Repairs are for roofs that are fundamentally in good condition but have a localised problem: a storm has lifted tiles, a ridge has worked loose, or flashing around a chimney has failed. They're also used to make a roof safe and watertight while you plan a bigger job.
Professional repair matters because the place water shows indoors is rarely where it's getting in. Water can run along battens and membrane for metres before it drips. Our team traces the leak to its source rather than sealing the nearest gap and hoping.
Why it matters
Why a small leak shouldn't wait
A single slipped slate lets rain straight onto the membrane or battens beneath. Left through a wet Pennine winter, battens rot, more slates slip, and water reaches the insulation and ceiling. A one-hour repair can become a section of re-roofing.
Damp from a roof leak can also cause plaster damage, mould and electrical risks in loft spaces. And as with any wear-and-tear issue, insurers may refuse to cover damage from a problem that was known about and left.
We'll also be honest when repair isn't the answer. If a roof needs repairing every winter, we'll tell you whether replacement would cost you less in the long run.
Common mistakes to avoid
- Using sealant or roofing tape as a permanent fix: it fails within a season.
- Assuming the leak is directly above the stain.
- Paying for repeated repairs on a roof that's past its life.
- Going up a ladder yourself, roof falls cause serious injuries every year.

In detail
Common roof repairs we carry out
Important: repairs are not covered by the 10-year insurance-backed guarantee that comes with our full roof replacements. We'll always be clear about that when quoting.
Slipped and broken slates or tiles
Most common on older slate roofs where nails have corroded. We refix slates using tingles or new fixings and replace cracked tiles with matching ones. Where many slates are slipping across a whole slope, we'll explain whether nail fatigue means a re-roof is due.
Ridge, hip and verge repairs
Mortar-bedded ridges and verges crack and wash out over time, letting ridge tiles loosen. We can re-bed them or replace them with a mechanically fixed dry ridge or dry verge system that doesn't rely on mortar.
Flashings, valleys and abutments
Leaks around chimneys, walls and roof windows usually come from failed lead flashings or mortar fillets. We repair or replace these with properly dressed lead. Valleys, where two roof slopes meet, carry a lot of water and are another common leak point.
Storm damage
High winds across Lancashire and Yorkshire regularly lift tiles and ridges. We make the roof safe and watertight first, then carry out a permanent repair. If you're claiming on insurance, our photographs can help support your claim.
Repairs for landlords and letting agents
Roof problems in rental properties need sorting quickly to keep tenants dry and properties compliant. We work with landlords across Lancashire and Yorkshire, keeping you updated so you don't need to visit site. Where a property has repeated issues, we'll give you an honest view on whether a full replacement would reduce your long-term costs.
When repair is the right call
Repair is the right choice when the problem is localised and the rest of the roof is sound: a storm has lifted a few tiles, a ridge section has worked loose, or a flashing around one chimney has failed. In these cases a proper repair can give years of service.
It's the wrong choice when the same faults are appearing all over the roof. Then each repair is buying time rather than solving the problem. We'll tell you which situation you're in, with photographs to back it up, and if a repair is all you need, that's all we'll quote for.
Working with Vertex
What it's like to work with us
Vertex Roofing Group is a roofing company based at Emmott Court in Colne. Brendan O'Hanlon founded the business in 2017 after years on the tools, and today a team of six carries out every roof repairs job we take on. You deal with the people doing the work, not a call centre.
Every job starts with a proper inspection. You get a written quote based on what we've actually seen, and if something unexpected turns up once work begins, we show you photographs and agree it with you before anything changes.
Staged payments on larger jobs
On larger projects such as roof replacements, you pay in four 25% stages: to book, when materials and scaffolding arrive, at the halfway point, and on completion and sign-off. You never pay too far ahead of the work.
Insured and reviewed
We hold £5 million public liability insurance and employer's liability cover, we're a Checkatrade member, and we're rated 5.0 on Google by customers across Lancashire and Yorkshire.
How much does a roof repair cost?
It depends on the problem and access. We don't publish prices: we inspect and give you a clear quote before starting.
Are roof repairs guaranteed?
Repairs are not covered by the 10-year insurance-backed guarantee that comes with our full roof replacements. We'll explain exactly what to expect when we quote.
Do you do emergency roof repairs?
Yes, we offer 24/7 emergency callouts for storm damage and leaks.
How do I know if I need a repair or a new roof?
If the problem is localised and the rest of the roof is sound, a repair usually makes sense. If you're seeing repeated problems across the roof, replacement may be better value. We'll show you photos and tell you honestly.
How quickly can you fix a leak?
For emergencies, call us any time. For non-urgent repairs, we'll arrange an inspection and confirm timings.
Can you repair slate roofs?
Yes. Slate roofs are a large part of our work across Pennine Lancashire and Yorkshire.
Will you help with an insurance claim?
We can provide photographs and a description of the damage to support your claim.
Which areas do you cover for repairs?
Colne, Burnley and across Lancashire and Yorkshire, plus Kendal and the Lake District.
Can you match my existing slates or tiles?
In most cases, yes. We source matching or reclaimed slate and compatible tiles so the repair blends in with the rest of your roof.
Will you tell me if my roof needs replacing?
Yes, honestly and with photographs. If a repair will do the job, we'll quote for the repair. If the roof is failing across the board, we'll explain why replacement may cost you less over time.
